Are you looking for your own hunting ground where you know who else is out there?  Cotton-Hanlon is a timber company that owns over 33,000 acres of woodland in NY and PA and we are looking for new lessees.  We have many prime acres of hunting ground available for hunting lease in NY and PA. The majority of our land is in the Finger Lakes region but we own other woodlots scattered around NY and PA (see map).

You would be leasing the year-round exclusive hunting rights to a woodlot. After you have signed a lease these are a few of the rights you will have:

  1. Post the land and therefore you know who is on the land with you.
  2. Place a camping trailer on the property during the hunting seasons.
  3. Go out there during the summer to camp and hike around with the family.
  4. Build a small rustic cabin on an approved site.


Cost depends on the number of acres in the lease. The cost schedule is on a sliding scale so the more you lease, the lower the cost per acre.

Example Costs:
25 ac. $793/yr.
50 ac. $1,424/yr.
100 ac. $2,677/yr.
200 ac. $4,835/yr.

If you are interested in potentially leasing one of these woodlots please email or call me with a mailing address.  The next step is we will narrow it down to one woodlot you would like to look at and then I will send you maps (county road map and detailed map of the woodlot) and give you two weeks to wander around and check it out to see if you like it.  At that point we’ll draw up leases for you and your group to sign. 

If the lot is listed as HOLD someone else is looking at it.  If it is on-hold I can put your name on a waiting list, in case they decide not to lease.


Leases run for three years with the option to renew at the end of that time.


  1. You and your group will have the exclusive hunting rights to a woodlot.
  2. Once you lease a woodlot you can post it and call it your "own". There are no financial hardships associated with buying land. The lease fee is comparable to what you would have to pay in taxes.
  3. Year-round hunting enjoyment; deer hunting in the fall, a quiet place to enjoy spring turkey season, a private place to squirrel hunt in January.
  4. We own and lease land in the following counties so there's a good chance we can find something in the 'right' area for you and your group:
  • New York Counties:  Broome, Cayuga, Chemung, Chenango, Cortland, Madison, Onondaga, Oswego, Schuyler, Steuben, Tioga, Tompkins, Yates
  • Pennsylvania Counties:  Bradford, Lycoming, Tioga
